FREQUENTLY ASKED QUESTIONS


  • HOW MUCH WOULD AN RV SITE WITH FULL HOOK UPS COST ME PER NIGHT? PER WEEK? PER MONTH?
    We do not offer daily/weekly rates at this time. The monthly rate is $429.00 plus all utilities. Sewer, storm drain, and utility tax are flat rates whereas electric usage is metered. There is no charge for water usage or trash service.

  • WILL YOU TAKE AN OLDER RIG?
    We accept older RV's if they are in good condition and repair. RV's must also contain a working toilet as we do not have restroom facilities in the park. If your rig is over 10 years old, we require pictures of all 4 sides to be submitted with your application. If it is a motor home, it has to be able to be driven into the park. If your rig is a towed unit, you must have the ability to tow it or have the financial ability to have it towed. We do require that all black water tanks are kept closed and treated with the appropriate chemicals until full and then dumped. No RV's with leaking tanks will be accepted.

  • WHAT IF WE MOVE IN AT OTHER TIMES THAN THE FIRST?
    We are happy to pro-rate the rent and utilities for your RV site usage. Using a 30-day month we divide the rent by 30 days to obtain a daily RV rate. We then multiply that rate by the days left in the month and assume all months contain 30 days. We do the same for our flat rate charges for sewer, storm drain, and utility tax.

  • WHY DO WE HAVE TO FILL OUT AN APPLICATION TO GET THE MONTHLY RATE?
    Only those tenants applying to stay with us longer than 3 weeks are required to provide us with information that is similar to renting an apartment or house. We perform thorough background checks on all applicants wishing to join our community.

  • WHY DO YOU WANT A PICTURE ID?
    A picture I.D. verifies that you are who you say you are; and it is always nice to put a face to a name.

  • I'M PLANNING ON RENTING A MONTH-TO-MONTH RV SITE. IS THERE A SECURITY DEPOSIT? HOW MUCH?
    Yes. Your security deposit is fully refundable and is held as collateral and may be used upon move-out to cure unpaid rent, utilities, charges or any potential property damage in the same way an apartment complex would have a security deposit. The security deposit is usually the same as one month's rent. (For example, if your rent is $465.00 per month, then your refundable security deposit is $465.00 as well)

  • HOW DO I GET MY SECURITY DEPOSIT BACK?
    On a month-to-month rental agreement you are required to notify us in writing no less than 30 days before your move-out date. You should also include your forwarding address in the written notice. Simply provide the manager a 30-Day written notice along with your forwarding address. At move-out a closing utility bill will be given to you. Once the bill is paid the refund will be mailed to you from our main office.

  • WHAT IF MY CREDIT REPORT SHOWS I HAVE EVICTIONS?
    All applications should disclose if they've had an eviction. We will review your application and we will take the opportunity to ask you about it. An eviction on your application will not automatically deny your application.

  • DO YOU HAVE RV STORAGE?

  • We have RV and Boat Storage for $35.00 a month on a first-come first-serve basis. The stored unit must be currently registered and kept clean and in good repair. It is not a secured storage nor do we accept any responsibility for theft or damage.

  • WHAT ABOUT PETS?

  • We are pet lovers; however, outdoor pets are not allowed. All pets must primarily live inside of your home. When outside of the home all pets must be on a leash. We accept cats and small to medium sized dogs. We do not accept any aggressive breed of dogs, farm animals, or exotic animals. If your dog is a little larger than medium sized and not an aggressive breed, the manager will meet with your dog and on a case-by-case basis and make a decision on whether or not the dog will be accepted.

  • WHAT ABOUT CHILDREN?

  • They are welcome, of course; however, this park does not provide any supervision for children. All adults are expected to be responsible for making sure their children follow park rules and regulations.

  • WHAT ARE THE ON-SITE AMENTITIES?

  • Eleven Oaks RV Park has a large sparkling swimming pool, clean laundry facilities, security patrol, mature trees and great on-site managers.

  • IS THIS PARK QUIET?

  • Quiet time is 10 PM to 8 AM. At no time can anyone disturb the peace and quiet enjoyment of others. Our park does not allow the usage of generators or the repair of any vehicle(s) at any time. The park rules are strictly enforced.

  • WHAT ARE OTHER PARK RULES?

  • The same as above, plus nothing may be stored outside the unit, of course Patio Furniture and BBQ's are allowed. If you are a monthly tenant you may purchase a storage shed and put it at the back of your space for storage. Please ask your manager for a copy of the complete park rules.
